How do I know I am Getting the Right Offer?

We use professional valuers with extensive experience in the property market. The valuer will assess the condition of the property, its location, local market and how it will fit into our portfolio of properties. We will use this professional valuation to make an offer that will be open for 3 days.

Do you keep the properties you buy?

We have an extensive portfoilio of residential properties and some commercial properties. We usually look to let or develop the properties we buy, however at times there may be good reason to sell them.

What do you buy?

We buy a range of properties including Flats, Houses, Land, New Build and properties that require refurbishing. We also consider Commercial properties. In general we will consider any type of property or land purchse..

What is a Cash Buyer?

Someone who has the cash immediately available to you buy your property. If you would like to ensure that buyer you are dealing with is not a time waster ask them to show you a statement from their bank or solicitor, to ensure that they have the funds available immediately to buy your property.

Does it matter if the property is in poor condition?

No we will consider properties in all conditions. If you property is in poor condition then we will refurbish your home using an equity release scheme to fund it.

How long does a sale take?

Sales generally take between 14 and 28 days. The time it takes to complete a sale depends on the paperwork you can provide to us. We always aim to complete sales as quickly as possible.

I'm in arrears with my mortgage payments - can you still help me?

We can help in most situations, as long as there is some form of equity in the property. We also have other options available such as "sell and rent back" which may be more suitable as you can then stay in your property.

How does "sell and rent back" work?

Selling and renting back allows you to raise money by selling to us, in order to pay off debts or stop repossession. The benefit with "sell and rent back" is that you can remain in your home for as long as you wish. We rent the property to you at market rent and you are legally protected by an Assured Shorthold Tenancy agreement. Read more about sell and rent back.

Do you buy investment property?

Yes, we are quite happy to buy a property you have bought to let and have now decided to sell.

Do you buy properties with a sitting tenant?

Yes we can buy properties with a sitting or long term tenants.

How long is an offer valid for?

Generally our offers are valid for a period of twenty eight days.

What percentage or price do you buy at?

Typically we will buy at 20% below market value of the valuation we are provided with. We always arrange for a third-party independent valuer to visit your property free of charge. We will provide you with full access to the valuation report provided.
